Using a Listing Agent vs FSBO - Back to Top
Many would be home sellers believe selling their home will save money. It may if you can do it well, but you are up against many challenges right from the get go. As the illustration above shows, 34% of your potential buyers market are finding out about your property through agents. If you are not in the MLS system, how are these agents going to know your property is for sale? In addition, most active and serious buyers are working with an agent thus you will end up having to pay this agents fee, known as a co-broke, 2.5% or 3%.
Saving 2.5% or 3% generally still amounts to a large amount of money for sure, but how do you end of pricing the home, negotiating succesfully and ensuring all is being done with adherance to Maine real estate laws.
The key if you are going to go it alone is getting internet exposure as this is the 2nd most popular way buyers find homes. Do some google searches for "homes for sale in your city", "your city real estate", etc... These are then the homes you want to get listed on as it is easy to put your home into websites, but if the site can't be found with a simple search at Google, how will it ever be found by potential buyers! A Google Ad words campaign with targeted key word research is one way to get aroudn this though.
A virtual tour with professionaly taken photographs will also help immensely in marketing your home.
