Below you will find overviews and specific market data on the 5 primary regions I believe the Portland condo market can best be divided into.
The overall Portland market has an inventory of about 200 units for sale throughout the year. Studio's can be found for as little as 100K whilst luxury newly built condos can push 500K and more.

West End
Inventory: 55
Median Asking Price: 174K
The West End condo market is Portland largest and most established. It is characterized by numberous condo associations that exist in converted historical homes. A few larger complexes are however sprinkled into the mix. The West end is home to Maine Medical Center as well as the Waynflete School. It is considered one of the most desirable places to live in Portland.

East End
Inventory: 21
Median Asking Price: 325K
The East End is the hip and upcoming locale in Portland as a lot of development has taken place and continues to occur.. It is a quick walk to the old Port as well as to the Eastern Promendade from most areas within the East End. The inventory is a mix of converted multi units and brand new construction. The East End has a much more urban feel than most parts of the West End.

Downtown
Inventory: 17
Median Asking Price: 220K
Nestled between the East and West end is Portland's downtown district as well as the "Old Port" region. Primarily commercial and small business type properties occupy this region, but a few larger complexes do exist as well as some recently built new construction. There are also plans for further construction, but the ecnomic slowdown has put some of these on hold for a while.

Deering/Back Cove
Inventory: 21
Median Asking Price: 190K
In the Deering and Back Cove regions of Portland Maine you will find smaller condo associations interspersed with residential homes and the occassional multi unit. Most areas within Deering offer typical suburban type living with back yards, neighborhoods and quieter streets.

Outer Portland
Inventory: 24
Median Asking Price: 169K
As you travel away from Portland's downtown you will find many larger townhouse style units in larger complexes and associations built primarily througout the 80's. Many offer individual basements and garages and a lot more space for a lot less money compared to other regions in town.
