Stable Maine Real Estate Market Conditions Continue

March 2011
For the month ending February 2011 the Southern Maine counties of York and Cumberland continued to see stable housing market conditions as transaction volume and median prices remained relatively flat year over year. Unfortunately the coastal counties of Sagadahoc and Lincoln continue to remain challenging to analyze given the very small monthly transaction volume, however, it is this authors opinion that overall pricing remains stable in this region as well. Spring is on the way and despite national doom and gloom the housing markets of greater Portland and lower mid coastal Maine remain stable and poised for growth.

Case Study: Foreclosures in Maine

Having recently attended a class on short sales and foreclosures...here is a quick update on how our local Maine market is faring relative to the nation.  1 out of every 45 homes in the nation is a foreclosure whilst 1 out of every 150 homes in Maine is a foreclosure thus thankfully we are 3 times better off!  As of the end of February there were approximately 60 foreclosure listings on the market in Cumberland County compared to 2,300 total listings for the country.

Note: This figure does not take into account the myriad of short sale properties in our marketplace.
