Commentary: 2009 Year in Review for Southern and Coastal ME
2009 saw stabilization within the Southern Maine residential real estate markets. Median prices were down approximately 10% in comparison to 2008, but despite this comparative drop the price levels remained steady throughout all 4 quarters in 2009. Thanks to a large 2nd half surge in transaction volume spurred on by the housing tax credits and the historically low interest rates all 4 counties followed posted similar transaction volumes to those seen in 2008. The median days on market average was slightly down as well in York, Cumberland and Lincoln Counties in 2009. These encouraging signs coupled with the currently low inventories relative to 2008 all point towards a strong first half in 2010, but as rates inevitably rise and the tax credits expire this window of opportunity for both buyers and seller may shrink considerably in the 2nd half of the year.
