Case Study: Waterfront Land in Maine
Can one still find the ideal waterfront lot at a price that is right? Yes, but you will most likely need to sacrifice the crashing surf for the peace and serenity saltwater rivers can provide. The Kennebec, Damariscotta and Sheepscot all wind their way through some beautiful country. Open ocean access, deep water moorings and buildable lots still can be found for under 200K, factor in a conservative $200/sq foot cost to build (including well, septic, foundation, walls, roof, kitchens, baths, local planning boards and soft cost) and for 500K to 750K you can have still get your waterfront retreat.
Commentary:
Through the first quarter appreciation has been statistically 0, perhaps even a downturn in some areas, but the data population for both Lincoln and Sagadahoc is small and thus the numbers will fluctuate in these areas. The amount of properties sold has steadily increased in all counties signaling a healthier market despite the high and continuing increase in inventories. Look for a more significant increase in home sales as well as perhaps statistical measurable increases in appreciation through April and May as the economy continues to churn along, rates remain historically low and the winter months are over.
