In Portland the largest multi unit investment real real estate market in the state properties continue to sell at a premium although at much more realistic numbers than a year or two prior. Current multi unit inventory levels are around 100 buildings as of Summer 2008 and many opportunities as of late have arisen on the much coveted East End.
In Bath Maine the current inventory of multi unit properties is 23. Your cost per unit is far less, but the rents reflect the lower levels and with landlords paying heat in more cases than naught the market can be difficult to find positive cash flow.
The best approach to any investment real estate market is to get out and look at the inventory of property. Given the smaller size of the Maine invesment markets it is quite easy to explore and investigate the entire supply for a given price range and/or specific criteria.
