Portland Maine Multi Market Overview
The Portland market currently offers about 60 or so multi units to choose from, down from over a 100 a year ago. The current median asking price for a 2-4 unit property is 299K. To date in 2009, a total of 77 properties have sold at a median price point of 292K after having sat on the market for about 58 days. The list to sale ration is right aroudn 95%. Many short sales and foreclosures do exist in this market creating many opportunites.
Southern Maine Multi Market Overview
To the south of Portland, the markets of Saco and Biddeford have been hit much harder with the economic downturn, primariy as a result of greater speculation 2-3 years prior. To date 21 units are for sale in Saco and 28 in Biddeford at median asking prices of 280K and 165K respectively. Sold prices through 2009
are extremely low, 165K in Saco and 128K in Biddeford!!!
The Mid Coastal Investment Market Overview
The mid coastal markets are anchored by the communities of Bath and Brunswick. This market is stuggling with very little to no activity. Currently there are 36 multi's on the market at median asking prices of 157K and 198K respectively. A total of 17 units have been sold to date in 2009 meaning there is about 2 years worth of inventory in teh current market place!!!
