Maine Investment Overview
Investing in Maine real estate takes time, patience and a good sense of how the numbers work. The first step is determining your target market, identifying the propety base and creating a game plan, be it purchasing an owner occupied duplex, a 3-4 unit multi or investing in larger Maine commercial properties.

If you are new to these real estate markets and/or looking to begin your investement career, I would welcome the opportunity to help out in your endeavors. I know the Greater Portland real estate market as well as the smaller markets of Bath and Brunswick.
In Portland the largest multi unit investement real real estate market in the state, properties continue to sell at a premium. Current multi unit inventory levels are around 120 buildings as of Spring 2007 and many opportunities as of late have arisen on the much coveted East End.
In Bath Maine the current inventory of multi unit property is at 27 buildings. Your cost per unit is far less ,but the rents and reflect the lower levels and with landlords paying heat for most buildings the market can be a difficult one to make positive cash flow.
The best approach to any investment real estate market is to get out and look at the inventory of property, given the smaller size of the markets it is quite easy to explore and investigate the entire supply for a given price range and/or specific criteria.
