What is a Buyers Agent?

The state of Maine practices what is known as "Buyer Agency." Nowadays there are almost always 2 agents involved in any real estate transaction...a listing agent and a buyers agent to ensure both parties are well represented.

The best part of having a buyers agent is that it costs you nothing as Buyers Agents are paid out of the real estate commission that the seller pays a listing agent which is then split between the 2 agents.

A Buyers Agent will:

  • Represents YOUR interests.
  • Work on negotiating strategies to get the best price.
  • Help locate and find properties on the market.
  • Make available ALL properties including FSBO listings
  • Guidance and counsel throughout the entire process

As a prospective buyer looking to purchase property in Maine you have multiple options for representation.

Unless the property is a For Sale By Owner (FSBO) it is most likely listed with a real estate agent whom has a listing agreement with the seller.

You can purchase the property directly through the listing agent aka the listing agent would represent both you and become what is known as Dual Agency. Obviously many conflicts of interest can arise in this scenario!

The Buyers Agent is paid by seller through the listing commission.
