2011 vs 2011 housing analyis The residential real estate markets in greater Portland, Southern & the lower Mid-Coastal Maine continued to stabilize throughout 2011.  Median prices were flat whilst transaction volume was down about 7% year over year. Going forward optimism appears to be prevailing over pessimism and thus the stage is set for improved market conditions in 2012 thanks to continued low interest rates coupled with the factors listed below:

  • Price Stabilization
  • Lowering Inventories
  • Significant Pent up Demand

Price Stabilization
The greater Portland region continues to lead the way with the city of Portland itself anchoring this stabilization. Both Cumberland and York counties have seen minimal price depreciation since 2009 whilst the city of Portland itself saw an increase of $5,000 in sales prices in 2011.

Lowering Inventories
The graph to the right plots current inventories in January for the 3 counties followed over the past 4 years. Note the ecouraging downward trend in southern (York County) and greater Portland (Cumberland County)

Significant Pent up Demand
Many home buyers have been sitting on the sidelines waiting for a "bottom." It has come! As more and more buyers become aware of this...particularly the "Baby Boomers" demograhic we will see improved market conditions in all regions.
