Southern Housing Overview
The current Southern Maine markets are relatively strong as we enter 2010 after a slow start in 2009. Housing volume is up and overall pricing has stablized.

Individual Town Reports

Portland Maine is the hub of the region and with about 400 homes on the market In 2009 the median price of a home sold was 209K.

To the North of Portland is Falmouth Maine. One of the most desireable suburbs around Portland, a current market inventory of around 110-130 properties and a median sold price point of 376K in 2009.

Cape Elizabeth real estate is Falmouth's counterpart to the south of Portland. An older community with traditional Maine architecture the current inventory of 60 to 70 properties and has similar pricing to Falmouth.

South Portland across the million dollar bridge from Portland has great suburban neighborhoods within walking distance to area beach. In 2009 a residential home sold for a median price of 189K.

Yarmouth... a bit more rural and a bit farther north offers a wonderful sense of community as you transition from southern Maine into the lower mid coastal region.

Home to LL Bean and still only a 15 minute commute to Portland, Freeport Maine, with its outlets and all has many rural and intown housing options to choose from. Current inventory ranges around 70ish properties. In 2009 the median sold prices was 259K. More about Freeport Real Estate arrow

Coastal Housing Overview
The coastal communities have lagged behind the stronger southern market with less volume and larger price depreciation due largely to the slackened waterfront demand in 2009.

Individual Town Reports

Brunswick Maine is the biggest city in the mid coast region. Curently there are 160ish homes on the market. In 2009 the median hold sold for 206K.

Bath is the next city up from Brunswick with great real estate values in a wonderful, friendly coastal Maine community. Current inventory is around 90 homes for sale.

Harpswell juts out from Brunswick and has 90 or so units on the market with a median price tag of 319K. Over half of the homes on the market are waterfront property.

Woolwich Maine is a great rural destination in mid coastal Maine. Offering quintessential new england homes in the woods or on the Kennebec River.

Georgetown/Arrowsic is a peninsula that juts off of Woolwich just over the bridge from Bath. Similar to Phippsburg in many ways but on a smaller land mass. Current inventory is 28 homes. In 2008 the median price of a home sold was 290K.
