Saco consists of a population of about 17,000 people. The average age in Saco is 37 and families, or non-single households account for 68 percent of the population. This was territory of the Abenaki tribe whose fortified village was located up the Sokokis Trail at Pequawket (now Fryeburg). The township was granted in 1630 by the Plymouth Company to Thomas Lewis and Richard Bonython, and extended 4 miles (6.4 km) along the sea, by 8 miles (13 km) inland. Settled in 1631 as part of Winter Harbor (as Biddeford Pool was first known), it then included properties in Biddeford and the surrounding land. It offically was reorganized in 1653 by the Massachusetts General Court as Saco.

The real estate markets in Saco, like the rest of the region, suffered a significant loss in value, perhaps a bit more than the immediate Greater Portland markets. Real estate in York County seems to have been hit harder as a result of prices having inflated a bit more in this Southern Maine housing market. Recently markets have stabilized and with short sales and foreclosures slowly working themselves out of the system the Saco housing market is poised for stability and growth.

The Saco, Maine real estate market for residential real estate saw a total of 205 residential homes and condos sell in 2012 compared with 166 in 2011. The median sales price in 2012 was $256,000 compared with $247,000 in 2011 which shows that the real estate market has become quite stable.

Saco is conveniently located less than a ten minute drive from Old Orchard Beach where more recreational activities are available.
